Sembcorp Logistics Park (Hai Duong) is a logistics warehouse project developed by Sembcorp Infra Services Hai Duong Co., Ltd under the joint ownership of Sembcorp Development Ltd., CRE Asia Pte. Ltd. & Hankyu Hanshin Properties Corp.. The project is located at VSIP Hai Duong, Hai Duong Province, Vietnam, on a 28,160-square meter site as a single-story warehouse with GFA of 14,238 m2, (excluded auxiliary works). ARDOR Green is proud to be the LOTUS Consultant for this project.
To follow the eco-friendly industry development program of the government, the project successfully achieved the LOTUS Certified Certificate with 47 points relating to many applied green credits.
- From the very beginning, passive design strategy was used to optimize the window to wall ratio that satisfy the shape of the site and the environmental characteristics.
- As a warehouse without cooling system, the project can easily get points from non-refrigerant credit. Moreover, the project can save energy by increasing the efficiency of both interior and exterior lighting system.
- Not only the energy but also the water, water-efficient sanitary fixtures are applied to reduce the water use.
- A rainwater harvesting system is installed to take advantage of rainwater from the roof and internal roads for irrigation in the case of the dry season.
- In addition, these water uses are recorded by meters in order that the project operator can manage and detect any leakage.
Relating to people and environment, eco-friendly designs are integrated into the building to turn down the impact and raise the occupant awareness.
- High Solar Reflectance Index (SRI) of the roof contributes to the decrease of the heat island effect.
- Bicycle parking spots and EV chargers to encourage the non-fuel transportation.
- A designated area for smoking, which is banned in the building and low-VOC interior materials, are used to protect occupant health.
- Many signage and manuals that educates sustainable life and work, i.e. sorting and recycle waste.
- Furthermore, even during the construction stage, the site was managed with international rules and reported following the Erosion and Sediment Control (ESC) plans and Construction Waste Management (CWM) plans to preserve the surrounding habitats and water.
