1. Energy recommendations

  • Select air-conditioning equipment with a CSPF value (named energy efficiency value on the VNEEP label) as high as possible
  • Select lighting fixtures such as fluorescent T5 or LED with a luminous efficacy (lm/W) as high as possible
  • Select equipment with at least 4 or 5 stars under VNEEP labelling program
  • Install energy control solutions (light occupancy sensors, daylight sensors, plug load controls, etc.)

 

2. Water recommendations

  • Select WCs with dual flush and flush rates lower than (or equal to) 3 / 4.5 litres per flush
  • Select urinals with flush rates lower than (or equal to) 3 liters per flush
  • Select shower heads with flowrate lower than (or equal to) 0.14 litres per second
  • Select bathroom and kitchen taps with flowrate lower than (or equal to) 0.12 litres per second
  • Install a drinking water filtration system containing filters that can remove at a minimum: dust, particles, rust, heavy metals, chlorine and bacteria.

 

3. Materials recommendations

  • For materials and furniture products, maximize the use of:
    • Reused materials
    • Materials with recycled content
    • Products made from rapidly renewable materials (natural building materials planted and harvested within a 10-year cycle, such as: bamboo, cork, coconut, etc.)
    • Products that are locally extracted, harvested and manufactured 
  • If using timber, select timber from sustainable sources, preferably accredited by the Forest Stewardship Council in Vietnam (FSC), Programme for the Endorsement of Forest Certification (PEFC), Malaysia Tiber Certification Council (MTCC) or other.
  • For non-structural walls, use non-baked materials such as:
    • Concrete bricks
    • Gypsum panels
    • Pre-cast concrete panels
    • Aerated Autoclaved Concrete (AAC)

 

4. Waste & Pollution recommendations

  • Implement strategies to minimize fit-out waste
  • Implement an environmentally friendly waste management system
  • Provide a dedicated recycling storage area

 

5. Health & Comfort recommendations

  • If possible, install openable windows in all the occupied rooms to provide fresh Else, install a mechanical ventilation system with fresh air supply.
  • Use products with low-VOC content among the following:
    • Paints and coatings
    • Adhesives and sealants
    • Flooring systems
    • Ceilings, partitions and insulation
  • Use composite wood products with low-formaldehyde content.
  • Install a maximum of interior plants throughout the project space
  • Use Environmentally friendly cleaning products
  • Maximize daylight (natural light) and external views in the space thanks to open plan design, optimized layout, use of light shelves, glazed internal partitions,
  • Provide thermal comfort for occupants
  • Install a CO2 monitoring system
  • Perform a flush-out procedure and/or ensure that all the air supply ductworks have been cleaned prior to occupancy

 

6. Location & Transportation recommendations

  • Select a base building with green building certification or select a base building with green attributes
  • Sign a long-term lease (at least 6 years) or a green lease with the landlord
  • Provide occupants with occupants have access to covered and secured bicycle parking spaces, shower facilities and lockers/personal storage space
  • Implement incentives to encourage occupants to use a green mode of transport
  • Provide an access to facilities/amenities (e.g. sleeping/rest room, fitness room, medical room with first-aid-kit, garden with seats, fully equipped pantries, etc.) for the project occupants

 

7. Community & Management recommendations

  • Engage a LOTUS AP in the project team
  • Improve the construction practices:
    • Implement adequate mitigation measures to reduce indoor air quality impacts
    • Hire a contractor with valid ISO14001 accreditation
    • Implement adequate mitigation measures to limit construction noise
    • Implement measures to reduce noise level arising from fit-out activities
  • Perform commissioning of the systems installed
  • Provide an Operation & Maintenance Manual
  • Produce a Preventative Maintenance Plan
  • Improve Green Awareness and Behavior of occupants by:
    • Producing a User guide
    • Develop a training program
    • Implement a permanent green-awareness campaign
